Wouldn't it be nice to get a little more information with your appraisal?
I offer 2 Coach/Consulting sessions with my appraisal report!
Why would an investor need an appraisal?
Investors doing rehabe work should have an "As Is" and "As Repaired" appraisal report. These appraisals help with mortgage financing if you are keeping the property in your portfolio. If resale is the goal, you will know what the market value should be when the property is complete. An appraisal will also give you an idea of how much you can invest in repairs. Know when you will hit the "over improvement" zone.
What is a Probate Appraisal?
Appraisals for probate are necessary to determine the value of the real estate that is part of the estate. The appraisal will set the value of the property at the time of death. It is necessary to value the home for estate taxes. Knowing the value of the property is also useful when there are multiple heirs and one of the heirs would like to keep the home. The executor will know how to divide the proceeds and if the heir will owe money to the estate. It also helps to set the asking price when selling the home to settle the estate.
Why would I need an appraisal for Estate Planning?
Knowing the value of your home for estate planning assists an attorney in structuring an estate plan that will maximize the tax benefits for the client by providing the attorney with strictly a “value” point of view. An appraised value of the home also assists in nursing home/long term care planning. Ask your financial planner about your home and how you can protect this valuable asset that you worked so hard for.
Is the Assessment value and Appraised value the same thing?
No. The assessed value of your home is the basis of your real estate tax. This number is determined by the local government. The assessed value may be a percentage of the actual value as determined at the time of assessment. It is important to check the assessed value of your home because values change and assessments are only done when the taxing authority decides it is necessary to get a new basis for taxing property. Many homes are assessed at a higher value due to the fall in real estate back in 2008. In order to have the assessment lowered, it may be necessary to obtain an appraisal. An appraisal report provides the evidence of the necessary to lower your tax assessment.
